Spring Market 🌸 Never Showed Up... But the Deals Did

I'm sad to report that the Spring Real Estate Market never happened in March. If you're a buyer in the Greater Vancouver Area, conditions right now are seriously in your favour.

I'm Cari Mai, and this is your Vancouver Real Estate Market Update for April 2025.

Inventory Soars to Multi-Year Highs 📈

In the month of March, there were over 14,000 homes listed for sale. That’s over 45% above the 10-year average, and around double the number of listings from March 2022.

This marks one of the highest levels of inventory we've seen in recent years, giving buyers far more selection than they're used to.

We're also seeing some of the lowest mortgage interest rates in the past three years, making financing more accessible for many homebuyers.

This combination of low rates and high supply is rare — and worth paying attention to.

The MLS benchmark price for all home types across Greater Vancouver sits at $1,190,900. That’s about a 1% increase from March 2024, and a 0.4% increase compared with February of this year.

So while the market is more favourable to buyers in terms of selection, prices are still holding firm.

But Where Are the Buyers? 🤔

Here’s the kicker — buyers haven’t shown up!

March sales were 37% below the seasonal average, making it the second slowest March since 2005.

Despite better rates and more inventory, many buyers appear to be waiting on the sidelines.
